Woodbury sits on some of the heaviest clay soils in the east metro. The glacial lake deposits that underlie much of Washington County are rich in fine-grained clay particles that behave dramatically in response to moisture. The fill beneath these slabs is still consolidating under its own weight and the added load of the concrete and vehicles above it.

Woodbury has an extensive network of stormwater ponds and retention basins, which is necessary given the clay soils’ poor natural drainage. But these water management features also raise the local water table around adjacent homes. In neighborhoods near these ponds, the soil beneath concrete stays wetter longer, which accelerates both the clay expansion cycle and the washout of granular base material.

Replacing settled concrete in a newer Woodbury subdivision often means matching finishes, coordinating with HOA guidelines, and disrupting a driveway that is otherwise in good structural condition.
