Patio Leveling & Repair
Restore your outdoor living space without the cost and hassle of full replacement.
Don't Give Up on Your Patio
Your patio is the centerpiece of your outdoor living space — the place where you grill, entertain, relax, and spend summer evenings with family. When it starts to sink, settle, or become uneven, it doesn't just look bad — it becomes a frustration. Water pools where it shouldn't. Furniture wobbles. Guests trip on raised edges. And the thought of tearing it all out and starting over feels overwhelming and expensive.
Here's the good news: in most cases, you don't need to replace your patio. Polyurethane foam injection can lift settled sections back to level, fill voids that are causing the problem, and restore your patio to a safe, functional, attractive surface — all in about 2 hours.
Why Patios Settle in Minnesota
Patios are particularly vulnerable to settling because they're often built on backfilled soil near the foundation, where compaction is difficult. The most common causes of patio settling in the Twin Cities include:
- Poor soil compaction — Soil near foundations is disturbed during construction and often not adequately compacted before the patio is poured.
- Water erosion — Downspouts, poor grading, and sprinkler systems direct water under and around patios, washing away supporting soil over time.
- Freeze-thaw cycles — Minnesota's winters cause soil to heave and settle repeatedly, gradually shifting patio slabs out of alignment.
- Tree roots — Nearby trees can both push concrete up (when roots grow under the slab) and cause settling (when roots die and decompose, leaving voids).
- Natural settlement — All soil settles over time. A patio that was perfectly level when poured 10 years ago has had thousands of freeze-thaw cycles working against it.
Problems Caused by an Uneven Patio
- Water pooling — Standing water on your patio is more than annoying. It accelerates concrete deterioration, promotes algae and mold growth, attracts mosquitoes, and can direct water toward your foundation.
- Trip hazards — Raised edges between settled and stable sections create a tripping risk for family members and guests. This is a liability concern, especially if you entertain frequently.
- Furniture instability — An uneven patio makes it impossible to keep tables and chairs level. Wobbly outdoor furniture is a constant annoyance.
- Aesthetic decline — A sunken, uneven patio detracts from your home's appearance and reduces the usability of your outdoor space.
- Worsening over time — The underlying erosion and settling don't stop. What's a minor dip today becomes a major problem next year.
How We Restore Your Patio
- Free assessment — We examine your patio, identify which sections have settled and why, and give you a straightforward quote. No pressure, no obligation.
- Strategic drilling — We drill 3/8" holes at precise locations to reach the voids and settled areas beneath the slab.
- Foam injection — Expanding polyurethane foam fills voids and lifts settled sections. We control the process carefully to achieve level results without over-lifting.
- Enjoy your patio — Holes are patched, the area is cleaned, and your patio is ready for furniture, grilling, and entertaining within 2 hours.
Patio Leveling vs. Patio Replacement: By the Numbers
- Cost — Patio leveling typically costs 1/3 of replacement. A new concrete patio can easily cost $3,000-$10,000+ depending on size and finish.
- Time — Leveling: ~2 hours, usable same day. Replacement: 5-10 days including demolition, grading, forming, pouring, and curing.
- Disruption — Leveling requires no excavation, no heavy equipment, no material hauled away. Replacement means jackhammers, dump trucks, and your yard getting torn up.
- Waste — Leveling produces zero waste. Replacement sends your old patio to a landfill.

Patio Repair FAQ
Can you level a patio without replacing it?
In most cases, yes. If your patio concrete is structurally sound — not crumbling or severely deteriorated — polyurethane foam injection can lift settled sections back to level. It's the fastest, most affordable way to restore your patio, and you can use it the same day.
Will patio leveling fix water pooling?
Yes. Water pooling on a patio is usually caused by settled sections creating low spots. By lifting these sections back to their proper grade, we restore the original drainage pattern and eliminate pooling. This also prevents water from seeping toward your foundation.
Can you level a patio that has pavers or decorative concrete?
We can level concrete patio slabs. For paver patios, the approach is different since pavers can be individually reset. However, if your pavers sit on a concrete base that has settled, we can level the base. We'll assess your specific situation during the free estimate.
