Your driveway is one of the hardest-working surfaces around your home. It bears the weight of vehicles every day, endures Minnesota's brutal freeze-thaw cycles, and sits on soil that's constantly shifting. Over time, these forces take their toll.

The most common causes of driveway settling in the Twin Cities include:

  • Soil erosion — Water flowing beneath your driveway washes away supporting soil, creating voids that cause sections to sink.
  • Poor original compaction — If the soil wasn't properly compacted before the concrete was poured, it will settle over the years.

Water pools in low spots, accelerating erosion and potentially seeping toward your foundation. The uneven edges where sections have shifted can damage vehicle tires and undercarriages. And if you ever want to sell, a visibly sunken driveway hurts curb appeal and can reduce your home's value.

The longer you wait, the worse it gets. Voids beneath your driveway continue to grow as water finds new paths to erode soil. What starts as a minor dip can become a major liability.

How We Fix Your Driveway

Our polyurethane foam injection process is the fastest, cleanest, and most cost-effective way to level a sunken driveway:

  1. Free assessment — We walk your driveway with you, identify problem areas, and explain exactly what we'll do. You get a transparent quote on the spot.
  2. Drill penny-sized holes — We drill 3/8" holes through the sunken sections — smaller than a dime, and far less invasive than the 1-2" holes mudjacking requires.
  3. Inject expanding foam — High-density polyurethane foam is pumped beneath the slab. It flows into voids, then expands to fill them and lift the concrete back to level.
  4. Level and patch — We monitor the lift carefully to achieve precise leveling, then patch the small holes with concrete.
  5. Drive on it today — The foam cures in minutes. Your driveway is fully load-bearing within about 2 hours.

Driveway Leveling vs. Driveway Replacement

When your driveway starts sinking, you have two realistic options: level it or replace it. Here's how they compare:

  • Cost — Leveling costs about 1/3 of replacement. A new driveway can easily run $8,000-$15,000+, while leveling the same driveway is typically a fraction of that.
  • Time — Leveling takes 1-2 hours and you can drive on it the same day. Replacement takes 3-7 days minimum, during which you can't use your driveway at all.
  • Disruption — Leveling requires no demolition, no excavation, no forms, no rebar, no curing time. Replacement involves jackhammers, dump trucks, and heavy equipment tearing up your property.
  • Environmental impact — Leveling reuses your existing concrete and uses foam made from 39-49% recycled materials. Replacement sends your old concrete to a landfill and uses entirely new materials.
  • Results — Both methods give you a level driveway. But leveling preserves the character and patina of your existing concrete, while replacement gives you a stark new slab that won't match your sidewalk or other concrete.

The only time we'd recommend full replacement over leveling is if your concrete is severely crumbling, has deep structural cracks, or is deteriorated beyond repair. In those cases, we'll tell you honestly — we won't try to sell you a service you don't need.
