Uneven sidewalks are one of the most common — and most dangerous — concrete problems in the Twin Cities. When one sidewalk panel settles lower than its neighbor, the resulting lip creates a trip hazard that catches toes, stroller wheels, and walker feet. For elderly residents and those with mobility challenges, an uneven sidewalk can be genuinely dangerous.

Minnesota's climate makes sidewalk settling almost inevitable. Each winter, the ground freezes and heaves. Each spring, it thaws and settles. Over dozens of these cycles, sidewalk panels shift out of alignment. Add in clay soil expansion, tree root interference, and natural soil erosion, and it's no surprise that nearly every neighborhood in the Twin Cities has uneven sidewalks.

Why Sidewalk Leveling Matters

Beyond the immediate trip hazard, there are several important reasons to address uneven sidewalks promptly:

  • Liability protection — In most Twin Cities municipalities, homeowners are responsible for sidewalk maintenance adjacent to their property. An injury on your uneven sidewalk can result in a liability claim against you.
  • Municipal compliance — Many cities have ordinances requiring sidewalks to be maintained. Lips greater than 3/4" to 1" may trigger repair notices with compliance deadlines.

How Sidewalk Leveling Works

Sidewalk leveling with polyurethane foam is one of our quickest and most straightforward services:

  1. Identify settled panels — We determine which panels have sunk and how much lift each needs to align with adjacent sections.
  2. Drill access holes — One or two 3/8" holes per panel — that's often all it takes.
  3. Inject and lift — Expanding foam is injected beneath the settled panel. We watch it rise to match the adjacent panels precisely.
  4. Patch and clean — Holes are patched and the area is cleaned. Walk on it immediately.

Most sidewalk leveling jobs take under an hour. We've leveled entire stretches of sidewalk during a lunch break.

Sidewalk Leveling vs. Sidewalk Replacement

Replacing a settled sidewalk panel means breaking out the old concrete with a jackhammer, hauling away the debris, re-grading the soil, setting forms, pouring new concrete, and waiting days for it to cure. It's loud, messy, disruptive, and expensive.

Leveling the same panel with foam takes minutes, costs a fraction of replacement, creates no debris, and your sidewalk is usable immediately. The only scenario where replacement makes more sense is if the concrete itself is crumbling or severely deteriorated.
